1. Acceptance of Terms
By accessing or using 's property management system, rental application forms, tenant portal, or any related services (collectively, the "Services"), you agree to be bound by these Terms of Service ("Terms").
If you do not agree to these Terms, you must not access or use our Services.
2. Services Provided
provides the following services:
- Rental Property Management: Management and administration of rental properties
- Online Application System: Digital forms for lease intent and rental applications
- Tenant Portal: Self-service portal for current tenants to view lease information and submit maintenance requests
- Maintenance Coordination: Processing and tracking of maintenance requests
- Communication Services: Email and SMS notifications related to your rental status
3. Rental Applications
3.1 Application Process
When you submit a rental application through our system, you acknowledge and agree that:
- All information provided is accurate, complete, and truthful
- You authorize us to verify the information provided
- You authorize us to conduct background checks, credit checks, and employment verification
- Submission of an application does not guarantee approval or tenancy
3.2 Application Fees
Application fees, if applicable, are non-refundable and cover the cost of processing your application, including background and credit checks.
3.3 Fair Housing
We are an Equal Housing Opportunity provider. We do not discriminate on the basis of race, color, religion, sex, handicap, familial status, national origin, sexual orientation, or gender identity.
4. Data Collection & Privacy
4.1 Information We Collect
We collect the following information through our Services:
- Personal Information: Name, email, phone number, address, date of birth, Social Security number
- Financial Information: Income, employment history, banking information, credit history
- Rental History: Previous addresses, landlord references, eviction records
- Background Information: Criminal history (as permitted by law)
- Documents: Photo ID, pay stubs, bank statements, references
4.2 How We Use Your Information
Your information is used for:
- Processing rental applications
- Conducting background and credit checks
- Communicating about your application or tenancy
- Managing your lease and tenant account
- Processing payments
- Complying with legal obligations

We implement industry-standard security measures to protect your personal information. However, no method of transmission over the Internet is 100% secure.

We retain your information for as long as necessary to fulfill the purposes outlined in these Terms, or as required by law.
5. Tenant Portal
5.1 Account Access
Current tenants are provided access to our Tenant Portal. You are responsible for:
- Maintaining the confidentiality of your login credentials
- All activities that occur under your account
- Notifying us immediately of any unauthorized access
5.2 Portal Features
The Tenant Portal allows you to:
- View your lease information
- Submit maintenance requests
- View payment history (when feature is active)
- Access emergency contact information
- Communicate with property management
5.3 Maintenance Requests
Maintenance requests submitted through the portal:
- Will be reviewed within 24-48 hours
- Emergency requests should also be reported by phone
- Do not constitute authorization for tenant-initiated repairs
6. Payments & Fees
6.1 Online Payments
If online payment features are available:
- Payment processing is handled by secure third-party providers (Stripe)
- You authorize us to charge the payment method you provide
- Transaction fees may apply for certain payment methods
- Failed payments may result in late fees as outlined in your lease
6.2 Payment Security
We do not store your complete credit card or bank account information. Payment details are securely processed by our payment processor.
6.3 Fees & Charges
Applicable fees include:
- Application fees (if applicable)
- Late payment fees (as specified in lease agreement)
- NSF/returned payment fees
- Payment processing fees (varies by method)
7. SMS Text Messaging Terms
7.1 SMS Program Description
By providing your mobile phone number and opting in to receive text messages from , you consent to receive:
- Rental application status updates
- Lease information and reminders
- Maintenance request updates
- Payment reminders and confirmations
- Property-related notifications
- Links to online forms and portals
7.2 Opt-In and Consent
You will receive SMS messages only if you:
- Provide your mobile phone number
- Consent to receive text messages
- Confirm your opt-in (double opt-in for some services)
Consent is not a condition of purchase or tenancy. You may still use our services without opting in to text messages.
7.3 Message Frequency
Message frequency varies depending on your interaction with our services. You may receive:
- Up to 10 messages per month for general updates
- Additional messages related to active applications or maintenance requests
- Urgent messages as needed for time-sensitive matters
7.4 Message and Data Rates
Message and data rates may apply. Standard messaging rates from your mobile carrier will apply to all SMS messages sent and received. Check with your carrier for details on your messaging plan.
We do not charge for our SMS service, but your carrier may charge you for receiving text messages.
7.5 Opt-Out Instructions
You may opt out of SMS messages at any time by:
- Text "STOP" to any message you receive from us
- Text "UNSUBSCRIBE" to unsubscribe from all messages

After you opt out, you will receive one final confirmation message. You may continue to receive messages for a short period while your request is processed.

7.7 Supported Carriers
Our SMS service is available on all major U.S. carriers including:
- AT&T, Verizon, T-Mobile, Sprint, U.S. Cellular
- Boost Mobile, Cricket, MetroPCS, Virgin Mobile
- And other participating carriers
Carriers are not liable for delayed or undelivered messages.
7.8 SMS Data Privacy
Information collected through SMS messaging:
- Mobile Phone Number: Used only for sending authorized text messages
- Opt-In/Opt-Out Preferences: Stored to honor your communication preferences
- Message History: Retained for service quality and compliance purposes
- Delivery Status: Tracked to ensure successful message delivery
7.9 SMS Security
We use industry-standard security measures to protect your mobile phone number and message content:
- Encrypted transmission through Twilio's secure platform
- Secure storage of phone numbers
- Access limited to authorized personnel only
- Regular security audits and updates
7.10 SMS Service Limitations
You acknowledge that:
- SMS messages may be delayed or not delivered due to carrier issues, network congestion, or technical problems
- We are not responsible for messages that are delayed, not delivered, or delivered to the wrong recipient
- Messages sent to landlines or inactive numbers will not be delivered
- International messaging rates may apply for messages sent outside the U.S.
7.11 SMS Compliance
Our SMS program complies with:
- TCPA (Telephone Consumer Protection Act)
- CAN-SPAM Act (Controlling the Assault of Non-Solicited Pornography And Marketing)
- CTIA Guidelines (Cellular Telecommunications Industry Association)
- Mobile Marketing Association (MMA) Guidelines
7.12 Changes to SMS Terms
We may modify our SMS program at any time. Material changes will be communicated via:
- Text message notification
- Email notification
- Update to this Terms of Service page
Your continued participation after notice of changes constitutes acceptance of the modified terms.
8. User Conduct
7.1 Prohibited Activities
You agree NOT to:
- Provide false, inaccurate, or misleading information
- Impersonate another person or entity
- Use the Services for any illegal purpose
- Attempt to gain unauthorized access to our systems
- Interfere with or disrupt the Services
- Use automated systems to access the Services
- Reverse engineer, decompile, or disassemble any part of the Services
- Transmit viruses, malware, or harmful code
7.2 Consequences
Violation of these Terms may result in:
- Immediate termination of access to Services
- Application denial or lease termination
- Legal action
- Reporting to appropriate authorities
9. Intellectual Property
All content, features, and functionality of our Services, including but not limited to:
- Software and code
- Text, graphics, logos, and images
- Trademarks and service marks
- Design, layout, and look-and-feel
are owned by or our licensors and are protected by copyright, trademark, and other intellectual property laws.
10. Limitation of Liability
9.1 Service Availability
We strive to maintain continuous access to our Services, but we do not guarantee uninterrupted or error-free operation. Services may be temporarily unavailable due to:
- Scheduled maintenance
- Technical issues
- Circumstances beyond our control
9.2 "As Is" Basis
THE SERVICES ARE PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED.
9.3 Disclaimer
TO THE MAXIMUM EXTENT PERMITTED BY LAW, SHALL NOT BE LIABLE FOR:
- Indirect, incidental, special, consequential, or punitive damages
- Loss of profits, data, or business opportunities
- Service interruptions or technical failures
- Unauthorized access to or alteration of your data
11. Termination
10.1 By You
You may stop using our Services at any time. If you are a tenant, termination of Services does not affect your lease obligations.
10.2 By Us
We reserve the right to:
- Suspend or terminate your access at any time, with or without notice
- Refuse service to anyone for any reason
- Modify or discontinue Services without liability
10.3 Effect of Termination
Upon termination:
- Your right to access the Services immediately ceases
- We may delete your account and data
- Sections that by nature should survive will continue to apply
12. Changes to Terms
We reserve the right to modify these Terms at any time. Changes will be effective immediately upon posting to this page.
Your continued use of the Services after changes are posted constitutes acceptance of the modified Terms.

Additional Legal Provisions
Governing Law
These Terms shall be governed by and construed in accordance with the laws of the state where the property is located, without regard to conflict of law principles.
